Pre-Qualification

We always respectfully advice our clients wishing to view properties with us to have the funds to buy or to be in a financial position to raise the funds required to complete the purchase of the property.

Do you need a mortgage?

Pre-Approval

Knowing how much you wish to spend is the first step when you start looking for a property. To avoid being disappointed, with Pre-Approval, the buyer actually applies for a mortgage and receives a 3/4 month commitment from a lender: we can help you with this first step. Our team will let you know what paperwork is required to apply for a Pre-Approval Mortgage.

Costs for pre-approval are generally cero or nominal and lenders will usually permit you to pay them when you close your loan.

Location:

Costa Blanca or Costa Calida?

Knowing where you wish to view is the second step. Budget is essential to choosing an area.

To view a good number of homes that suit your needs in the Costa Blanca South and Costa Calida Region we advice a minimum budget of 160.000 Euros plus completion expenses. Costa Blanca North has always been a more expensive and exclusive property destination. To view properties in the Costa Blanca North, we advice a minimum budget of 350.000 Euros plus completion expenses. Approximately 13% on top of the purchase price.

Style & Lifestyle:

New Construction or Re-sale

We always try to ensure you view a good and varied choice of properties; this is your third step, knowing what style of property your “Dream home” in the sun is going to look like. Will it be new construction or Re-sale?. Step four is lifestyle; how are you going to use the property and the surrounding area?

This will allow us to advice you on the area in your chosen location and minimum budget to view as many desirable and attractive homes as possible.

Completion Costs

Payment terms and conditions.

New Construction

When purchasing new construction properties, extended payment terms are established by the builder. This option may be the best option for you if you require time to raise the funds to complete the purchase process.

These terms can vary on the build stage of the property and builder.

Deposits are indicated by the builder, although 6.000 Euros will ensure the property is taken of the market and a reservation agreement will be signed with the terms and conditions for the following payments and completion date. Jonathan’s relationships and experience with the builders will allow him to negotiate the best payment terms for you.

Re-sale

We always ensure you inspect, quality, attractive homes in desirable locations. Our Re-sale property viewing options are limited to budget, areas and fully legal homes pre-veted by our legal team. If you see your “Dream Home” a deposit of 6.000 Euros will be needed to take the property of the market and a reservation agreement will be signed with a payment plan and a completion date.

Re-sale properties can take as little as 30 days for you to receive the keys. If you are in a position to complete in 30 days no further payments will be needed until completion.
